IMPROVEMENT LOCATION CERTIFICATE
An ILC documents a property’s boundaries, structures, and easements. These are often, if not always, required on the closing of a property.
LAND SURVEY PLAT
An LSP establishes the boundaries of a parcel using its legal description by finding or setting property corners and includes easements unless otherwise requested.
IMPROVEMENT SURVEY PLAT
An ISP is an LSP with the addition of all visible improvements on the subject property.
ALTA/NSPS SURVEY
This is a highly detailed boundary and improvement survey that can be customizable. This survey is often required for the sale, transfer, or refinancing of commercial properties.
